Terms of use

Effective 16 October 2026.

What this is

FHL Owners, at federalhilllofts.com, is a private record of the residential unit owners' dealings with building management at Federal Hill Lofts Condominium, 1000 S. Charles Street, Baltimore, Maryland. It is kept by the residential unit owners and run for them by the owners' coordinator, Phil Ghassemieh (unit 204). It is not an official publication of the association, it is not legal advice, and it is not a way to reach management: the portal never sends anything to management.

By signing in you agree to these terms. Our privacy policy says what we keep and who handles it.

Who may use it

The portal is for active residential unit owners whose address is on the owners list the coordinator keeps. Your sign-in is yours alone: do not share it, and do not sign in as anyone else. The coordinator may end anyone's access, for example when they sell their unit.

What you add

Add only what concerns the building and what you have the right to share. Keep it accurate, and do not add other people's private information beyond what the matter needs. You remain responsible for what you send. By adding something you let the owners keep it in the record, and let it be handled as the privacy policy describes, including by the AI model that files it.

Some material is marked owners-only. Keep it among the owners.

Text the AI wrote

Summaries, timeline entries and other text the AI wrote are marked as such. They can be wrong. Check them against the messages and documents they cite before you rely on them.

No promises

The portal is offered as it is, without warranties of any kind. It may be unavailable at times, and the record may be incomplete. To the extent the law allows, neither the owners nor the coordinator is liable for any loss that comes from using the portal or relying on it.

Changes

We may change these terms. When we do, we update this page and its date, and continuing to use the portal means you accept the new terms.

Law

These terms are governed by the laws of the State of Maryland.
